How it works
Scan every affected room
Walk each room with an iPhone 12 Pro or newer (or a LiDAR iPad Pro). Walls, doors, windows and openings are detected in real time, and multi-level homes are captured level by level.
Tag condition and damage
Select a room and record its condition, damage types (water, fire, mold, structural and more), severity, affected materials and notes. Attach photos to the room so evidence stays with the measurement.
Add claim details
Enter the insured, property address, claim or reference number and inspector name under Project Details — they print on the report cover so the document ties to the file.
Export and send
Export a damage / scope-of-work PDF, a repair cost estimate (PDF or CSV) built from your own rate card, a dimensioned floor plan, DXF for CAD, or structured XML for your estimating workflow.

Pro+True-scale plan sheet with room tags, exterior dimension strings and door sizes, using the Adjuster title block (loss location, claim number, adjuster). DXF puts walls, doors, windows, dimensions and labels on separate layers for CAD.
Structured XML
Business+Rooms, walls, openings and dimensions in a structured XML layout that maps to the room-sketch concepts estimating platforms use. Ask support for the schema.
Which plan do insurance adjusters need?
Independent and field adjusters usually choose Pro ($19/month) for unlimited claims, scope reports and estimates. Firms that need XML export, shared team workspaces or API access choose Business ($39/month, 14-day free trial). Compare plans.
Frequently asked questions
Can an adjuster create a floor plan sketch with an iPhone?
Yes. On an iPhone 12 Pro or newer Pro model (or an iPad Pro from 2020 onward), vPlan AR uses the LiDAR sensor and Apple RoomPlan to scan each room and generate a dimensioned floor plan automatically. Adjusters without a LiDAR device can draw the sketch in the vPlan AR web editor instead.
How accurate are LiDAR floor plans for insurance claims?
LiDAR room scans are typically accurate within 1–2 cm (under an inch) per room dimension when the room is scanned slowly with corners and openings captured. Mirrors, glass and heavy clutter reduce accuracy, and any wall can be corrected in the editor after the scan.
Does vPlan AR work with Xactimate?
vPlan AR exports DXF, PDF and a structured XML file organized around rooms, walls, openings and dimensions — a layout that aligns with how estimating platforms such as Xactimate represent room sketches. If you are evaluating an import workflow, email support@vplan.ai for the XML schema and field mapping.
Can I produce a repair estimate from the scan?
Yes, on Pro and Business plans. After you mark affected materials per room, vPlan AR calculates quantities from the scan (floor area, wall area, perimeter), applies the unit prices in your Estimate Rate Card plus a waste/contingency percentage, and exports a line-item estimate as a PDF or CSV.
How long does it take to scan a house for a claim?
A single room typically takes one to two minutes to scan. A full single-family interior usually takes 10–15 minutes, and you can scan only the affected rooms when the loss is limited to part of the home.
