Classify each room
Set each room’s Area Type — Living, Below-grade finished, Garage, Unfinished, Covered/porch or Other. New rooms default to Living, so you only change the exceptions.
Export your listing assets
Export a Square Footage Report with the headline GLA and per-room schedule, a clean floor plan for the MLS, or a branded marketing plan with your logo and headshot.
Share and capture leads
Share an interactive plan link. When a buyer submits the "Request a showing" form, the lead is saved to your account and emailed to you immediately.

Can I make a real estate floor plan with my iPhone?

Yes. With an iPhone 12 Pro or newer Pro model, vPlan AR scans each room using LiDAR and builds a dimensioned floor plan automatically. A typical single-family home takes 10–15 minutes to scan, and you can export the plan as a PDF for the MLS.

What is ANSI Z765 and does vPlan AR follow it?

ANSI Z765 is the American National Standard for calculating square footage of single-family homes; Fannie Mae has required it for appraisals since 2022. vPlan AR produces an ANSI Z765-style report that separates above-grade finished living area (GLA) from below-grade, garage and unfinished space. It helps you document square footage consistently but is not a substitute for a licensed appraiser’s measurement.

How do shared floor plan links capture leads?

Every shared plan page includes a "Request a showing" form. When a viewer submits it, the lead is saved to your vPlan AR account and emailed to you right away. Your private client details are never shown on the shared page.

Do I need a professional measuring service?

For most listing floor plans, no — a LiDAR scan produces a dimensioned plan in minutes. Some markets, appraisals and high-value properties still call for a professional measurement; use vPlan AR for marketing plans and consistent documentation either way.
