Floor Plans and Scope Reports for Restoration Contractors
vPlan AR helps water, fire and mold restoration contractors document a job in one visit: scan the affected rooms with iPhone LiDAR, tag damage type, severity and affected materials with photos, then export a scope-of-work report and a line-item repair estimate priced from your own rate card.
Why restoration contractors switch to LiDAR floor plans
Documentation decides whether you get paid
Carriers and TPAs want measured rooms, photos tied to locations and a clear scope. Gaps in documentation mean supplements, delays and reduced payments.
Crews measure the same job twice
Mitigation techs sketch on day one and the rebuild estimator measures again later. One scan, saved to the cloud, serves both.
Estimates drift from the real quantities
Guessing drywall, flooring and baseboard quantities costs margin. Quantities pulled from the scan are consistent from job to job.
How it works
Scan the affected area
Capture each affected room and adjoining spaces with an iPhone Pro or iPad Pro. Multi-level homes and basements are supported.
Document damage per room
Record damage type (water, fire, smoke, mold, structural), severity, affected materials and notes, and attach photos to each room.
Price it with your rate card
Set your own unit prices for drywall, flooring, paint, trim and allowances once. Every estimate reuses them, with a waste/contingency percentage you control.
Send the package
Export the scope-of-work report and the repair estimate, or share a view-only link with the adjuster or homeowner — no account needed to open it.

Frequently asked questions
Can I write a water damage scope of work from a phone scan?
Yes. Scan the affected rooms, tag each one with the damage type, severity and affected materials, attach photos, and export the Damage / Scope Report. The PDF includes the floor plan and a room-by-room assessment ready to send to the carrier or property owner.
Can I use my own pricing instead of default rates?
Yes. vPlan AR ships with default unit prices, but you can edit every rate in Settings → Estimate Rate Card, including per-square-foot, per-linear-foot and per-unit items and the waste/contingency percentage. Your rate card is reused on every project.
Does it work for fire and smoke damage jobs?
Yes. Fire and smoke are among the damage types you can record per room, alongside severity and affected materials, and they flow into the same scope report and estimate.
Can multiple crew members work on the same project?
On any paid plan you can send a share link and turn on review, so a crew member, adjuster or owner can add comments, arrows and clouds to the plan without editing it; comments can also be pinned to the plan in the web editor. The Business plan adds a team workspace where you invite members and manage their roles.
