Floor Plans, Finishes and Material Takeoffs for Interior Designers

vPlan AR measures a room with an iPhone or iPad Pro scan, then lets interior designers choose floors, wall paint, ceilings and baseboard on the plan, see them on a 3D model, and get the flooring, paint and baseboard quantities, a finish schedule and a priced material list from the same plan, in the browser.

Why interior designers switch to LiDAR floor plans

Quantities are a spreadsheet chore

Working out flooring with waste, paint per colour and baseboard by hand means re-measuring walls, subtracting doors and windows, and redoing it every time the client changes their mind. vPlan AR works it out from the plan and updates it with each change.

Clients struggle to picture the finish

A swatch on a board doesn’t show how a dark floor or an accent wall reads in the room. Design mode shows the finishes on a 3D model of the actual space, in day, evening or overcast light.

The handoff to the contractor loses detail

Finish choices scattered across emails and mood boards lead to the wrong paint on the wrong wall. A finish schedule per room, with brand and colour code, goes out on the plan set and in a spreadsheet.

How it works

  1. Measure the space

Scan each room with a LiDAR iPhone or iPad Pro, or draw the plan in the browser editor. Walls, doors and windows are detected as you scan, and multi-level homes are captured level by level.

  2. Choose the finishes

Select a room and pick its floor, wall paint, ceiling and baseboard from the built-in library of woods, vinyl plank, tile, stone, carpet and a curated paint palette, or add your own finishes with a brand and colour code. Paint goes on each wall face, so an accent wall is just one face.

  3. Show it in 3D

Turn on Design mode in the 3D view: planks, herringbone and tile appear at their real size, and you can change a finish by clicking the floor or wall on the model, switch the lighting, or walk through at eye height.

  4. Hand off quantities and a schedule

Export the finish schedule and material takeoff on the PDF plan set, a Finishes tab in Excel or CSV, a priced Cost Estimate, or a 3D model (GLB, USDZ, OBJ) with each finish as a named material.

What you can deliver

Material takeoff

Pro+

Flooring with waste for its pattern (7% straight, 15% diagonal, 20% herringbone or chevron) and whole boxes, paint in gallons per colour at your coats and coverage, and baseboard less doorways, per room and for the whole project.

Finish schedule

Pro+

Floor, walls, ceiling and baseboard for every room on the PDF schedule sheets, and a Finishes tab in the Excel or CSV schedules with brand, code, quantity, what to order and cost.

Priced material list

Pro+

The Cost Estimate prices each finish at the cost you set on it, or at your own rate card, as a PDF or CSV.

3D model with finishes

Pro+

GLB, USDZ (AR Quick Look on iPhone and iPad) or OBJ with floors, paint and ceilings in their colours, every finish a named material.

Which plan do interior designers need?

Finishes, the 3D Design mode and material takeoffs are on Pro ($19/month) and Business ($39/month), in the web editor. Most independent designers choose Pro; studios that want their logo on the plan set, IFC or XML choose Business. Compare plans.

Frequently asked questions

How does vPlan AR work out how much paint I need?

For each wall face in a room it takes the face’s length inside the room times the ceiling height, subtracts the doors, windows and cased openings in it, and divides the total by the coverage per coat: 2 coats at 350 sq ft per gallon by default, both adjustable. Faces painted the same colour are added together across rooms and levels and rounded up to whole gallons.

Does the flooring quantity include waste?

Yes. The floor area is the room’s area less any opening in the floor, plus waste for the pattern: 7% for planks or tiles laid straight, 15% diagonal, and 20% herringbone or chevron. Set your own waste percentage on a custom finish, and enter the area a box covers to have the order rounded up to whole boxes.

Can I use real paint brands and colour codes?

Yes, as custom finishes: enter the brand and colour code, and set the colour by typing its hex code, clicking a photo of the swatch, or picking it from the screen in Chrome or Edge. The built-in palette is vPlan’s own; brand palettes are not built in.

Can my client see the finishes?

Show them Design mode in the 3D view, export a USDZ they can open in AR Quick Look on an iPhone or iPad, or send the PDF plan set with the finish schedule. Client review links let them comment on the plan itself.
