For property managers
Unit Floor Plans and Condition Records for Property Managers
vPlan AR gives property managers a measured floor plan of every unit from one walk-through with an iPhone Pro or iPad Pro, a room-by-room condition record with photos for move-in and move-out, and the floor, paint and trim quantities to price each turnover.
Why property managers switch to LiDAR floor plans
Every turnover starts with a tape measure
Flooring, paint and trim quotes need room sizes, and someone measures the same unit again each time it turns over. A saved plan answers the question for good.
Deposit disputes without a record
A move-out charge is hard to defend without the condition at move-in. Condition ratings and photos tied to each room make the comparison plain.
Listings without a floor plan
Renters want to know whether their furniture fits. A clean plan with room sizes answers more questions than another photo.
How it works
Scan the unit once
Walk each room with a LiDAR iPhone or iPad. The plan is saved to your account and reused at every turnover; scan again only when the layout changes.
Record condition room by room
Rate each room Good, Fair, Poor or Damaged, note what is wrong and attach photos, at move-in and again at move-out.
Price the make-ready
Pick the floor, paint and trim finishes and vPlan AR takes off the quantities per room, then prices repairs and materials from your own rate card.
Share with owners and vendors
Send a view-only link to the owner, a flooring installer or a painter. It opens in any browser with no account.

Which plan do property managers need?
A manager with a handful of units starts on Pro ($19/month) for unlimited projects, condition reports and share links. Management companies with several staff, or that want the REST API and webhooks to link plans to their own software, choose Business ($39/month). Compare plans.
Connect the software you already use
Plans can flow into your property management and maintenance software through the vPlan AR API and webhooks on Business, or as open files (PDF, DXF, IFC, CSV, Excel). See integrations or ask your software vendor.

Frequently asked questions
Can I document move-in and move-out condition with vPlan AR?
Yes. Rate each room's condition, note any damage and attach photos, then export the Damage / Scope Report as a PDF. Do it at move-in and again at move-out, and keep both reports with the lease.
Do I need to scan the unit again at every turnover?
No. The plan stays in your account. Update the condition and photos on the same project, and scan again only if walls, doors or rooms have changed.
Can a vendor see the plan without an account?
Yes, on Pro and Business. Share a view-only link and the vendor opens the plan with its room sizes and photos in any browser.
Is the square footage accurate enough for a listing?
LiDAR room dimensions are typically within 1–2 cm (under an inch) per room dimension, which is fine for listing room sizes and quoting work. Where a figure has legal or appraisal weight, the ANSI Z765 standard measures the outside of the building, so use a report built for it.
