Yes. LiDAR scanning runs on the iPhone or iPad itself, so you can scan without an internet connection. Projects are saved on the device and, on Pro and Business plans, sync to the cloud automatically when you reconnect.

Each level prints on its own sheet at a true architectural scale (such as 1/4" = 1'-0" or 1:50) with poché walls, room names, room sizes, ceiling heights, exterior dimension strings, door and window sizes, a scale bar and a title block. Free exports one level on Letter or A4 with a watermark. Pro adds every level in one set at a common scale, a cover sheet with a 3D view and area summary, room, door and window schedule sheets, level overlay sheets and sheet sizes up to ARCH D and A1, and Pro can lay out its own sheets in the editor's Sheets view (plans at a chosen scale, the 3D view, schedules, photos and notes, in any order), saved with the project. Photos print in an appendix with a permanent link and QR code each. Plan sets are exported from the web editor.

The DXF is drawn at real size, in inches or millimetres, on standard AIA layers: walls (cut, with a solid poché), doors, windows, wall openings, stairs, floor openings (open to below), furniture and fixtures, room outlines and names, exterior dimensions and notes. Doors and furniture are blocks, and the exterior dimensions are true CAD dimensions that update when you edit. A multi-level project can go in one file with a layer set per level, stacked or side by side. It opens in AutoCAD, DraftSight and other CAD tools. DXF export is on Pro and Business.

Pro and Business export a 3D model of the whole building as GLB (glTF), USDZ or OBJ: walls with their doors and windows cut out, window glass, floors with stair openings, stairs, furniture and fixtures, every level at its height, with each wall, floor and stair a separate object named by level and room. When rooms have finishes, floors, wall paint and ceilings come out in their colours, each finish a named material. GLB opens in Blender, Unity, Unreal and web viewers, and USDZ opens in AR Quick Look on iPhone and iPad. Business adds IFC4 for Revit, ArchiCAD and other BIM tools: a storey per level, walls with their doors and windows, floor slabs with stair openings, and rooms as spaces with their areas. These exports are made from the web editor.

Yes, in the web editor on Pro and Business. Give each room a floor, wall paint, ceiling and baseboard from the built-in library or your own finishes (with a brand and colour code); paint goes on each wall face, so neighbouring rooms keep their own colours. Each finish shows its quantity: flooring is the room's area less any floor opening plus waste for its pattern (7% straight, 15% diagonal, 20% herringbone or chevron), rounded up to whole boxes if you enter the box size; paint is each wall face less its doors and windows at 2 coats and 350 sq ft per gallon (both adjustable), in gallons per colour; baseboard runs along the walls less doorways, plus 10%. The takeoff exports on the PDF schedule sheets, in the Excel or CSV schedules, and priced in the Cost Estimate. Design mode in the 3D view shows the finishes on the model and lets you change them there.

Yes, on Pro and Business. Place a straight, L-shaped, U-shaped or spiral stair in the web editor and it fits itself to the rise from its level to the level above: the number of risers, the riser height and the tread depth follow IRC (residential) or IBC (commercial) limits, and the panel checks riser, tread, width and headroom. The level it starts on shows it going UP with a break line where it passes the 4 ft plan cut; the level above shows it going DN through the floor opening it needs. Floor-to-floor heights include the floor structure (an 11 7/8" I-joist floor by default), so the rise is the real one.

Yes. While you draw a wall, type its length and angle (14'6", 4.2 m or a sum such as 12'+6") and walls chain corner to corner. Object snaps find wall ends, middles, crossings and square corners, Ortho and Polar tracking hold lines straight or at fixed angles, and walls can be drawn along their inside or outside face with 2x4, 2x6 or your own wall types. Edit commands work as in CAD: offset, trim and extend, mirror, array, align and copy between levels. The canvas zooms to true scale with rulers and guides. These drafting tools are on every plan, including Free.

Yes. The web editor lets you load an image — a scanned drawing, a listing plan or a sketch — as a background and trace walls, doors and windows over it. Image tracing is included on every plan, including Free.

Yes. The editor includes a furniture, fixture and cabinet library you can place, move, turn and resize — useful for real estate staging and space planning. Items snap into place: beds, sofas, cabinets and appliances sit flush against a wall at any angle with their back to it, slide into corners and line up with each other, and the gaps to the walls show as you drag, so you can type an exact clearance. Furniture is an optional overlay, so it never changes room areas or measurements.

The assistant answers plain-English questions about the open plan — room areas, totals and layout details — suggests layout improvements, and summarizes the plan for reports. Its suggestions are informational; they are not a substitute for a code review by a licensed professional.

You can pin comments to spots on a saved plan, reply and mark them resolved. On Pro and Business you can send anyone a share link that opens in a browser without an account, and turn on review so clients can leave comments, arrows and clouds on the plan without being able to edit it; you see their comments in the editor as they arrive. Business adds a team workspace where you invite members and manage their roles.
