How to Get LiDAR Room Measurements into Xactimate

vPlan AR doesn't connect to Xactimate directly, so the reliable route today is to scan the loss, export the Measurement Sheets, and key each room into your estimate sketch from the sheet, wall by wall. The sheets list every room in the order estimators enter them: each wall length, the ceiling height, the doors, windows and openings with their sizes, and the floor, wall and ceiling totals to check your sketch against.
This guide walks through that workflow step by step, explains what each number on the sheet means, and covers how to check the sketch before the estimate goes out. It applies the same way to Symbility and other estimating platforms that build quantities from a room sketch.
What the Measurement Sheets Give You
For every room on every level, the Measurement Sheets list each wall run of the room's outline with its length, the ceiling height, the floor and ceiling area, the wall area gross and net of doors, windows and openings, the perimeter, and each door, window and opening with its size. Windows also carry their sill height. Doors and windows use the same marks as the plan sheets, so a reviewer can find "W3" on the plan and on the sheet.
Wall runs are numbered clockwise as drawn, starting from the corner nearest the top left of the plan, and rooms are listed by name within each level. That fixed order is what makes keying fast: you work down the sheet and around the room in the same direction every time.
You can export the sheets as a PDF (a room totals table per level, then a table per room), a single CSV laid out room by room, or an Excel workbook that adds a room totals tab. Spreadsheets are in feet, square feet and linear feet, or in metres and square metres; the PDF gives lengths in feet and inches. Measurement Sheets are on the Pro and Business plans (compare plans).
Step 1: Scan and Name the Rooms
Scan each affected room with a LiDAR iPhone or iPad Pro. A typical room takes one to two minutes, and room dimensions are typically within 1–2 cm (under an inch) of a tape measure when the scan is done carefully. Scan the rooms next to the damage too if they share a flooring run or a wall you'll be replacing.
Before you export, name the rooms the way they'll appear in the estimate ("Kitchen", "Hall", "Bedroom 2"). The sheets use those names, and matching names save a lot of cross-referencing later. If a room has a dropped or vaulted ceiling, check the ceiling height recorded for it.
Step 2: Export the Measurement Sheets
Open the project, choose Export and pick Measurement Sheets, in the web editor at vplan.ai or in the iPhone app. Use the PDF if you'll key from a second screen or a printout, and the Excel workbook if you want the room totals tab next to the room tables.
Keep the units the same as your estimate. If your price list is in square feet and linear feet, export in feet so you never convert numbers by hand.
Step 3: Key Each Room Into Your Sketch
Work one room at a time. Create the room in your estimating sketch, set its ceiling height from the sheet, then enter the wall lengths in the order the sheet lists them, going clockwise from the first wall. Because the sheet already follows the outline of the room, L-shaped rooms and rooms with closets come out with the same corners as the scan.
Then place the doors, windows and openings on the walls the sheet lists them on, at the sizes given. Getting openings right matters: estimating software takes them off the wall area, so a missing door overstates drywall and paint, and a missing opening overstates baseboard.
An open side of a room (where it runs into another space with no wall) has a length on the sheet but no wall area. Model it as a missing wall or opening in your sketch so the two rooms join without a wall between them.
Step 4: Check the Totals Before You Price
Estimating software works out its own floor, wall, ceiling and perimeter quantities from the sketch. Compare them with the room totals on the sheet: floor area, net wall area and perimeter should match closely. A difference of more than a square foot or two usually means a mistyped wall length or a door on the wrong wall, and it's far cheaper to find it now than in a supplement.

Attach the Plan and Evidence to the File
The sketch carries the quantities; the vPlan AR exports carry the evidence. Attach the dimensioned PDF floor plan to the file so the carrier and the contractor see the same layout, and on Pro add the damage and scope report, which lists each room's condition, damage type and severity with the photos taken in it. Will vPlan AR Connect to Xactimate Directly?
Not yet. vPlan AR has no direct connection to Xactimate, Symbility, CoreLogic / Cotality or other estimating platforms, and isn't affiliated with them. In the Export panel you can choose "Send to Xactimate / Symbility / …" to request a connection; the requests decide which one we work on first.
