How to tag damage by room, export a scope-of-work report, build a repair estimate from your own prices, create a GLA report and share plan links.

How do I tag damage and condition on a room?

Open a project in the editor and tap a room to select it. In the room properties, use the Condition & Damage section to set the overall condition (Good, Fair, Poor, Damaged), one or more damage types (Water, Fire, Mold, Structural, and more), a severity (Minor, Moderate, Severe), the affected materials (drywall, flooring, baseboard, and so on), and free-form notes. Each room keeps its own assessment, which feeds the scope-of-work report and the cost estimate. Damage tagging is included on Pro and Business plans.

How do I export a damage / scope-of-work report?

After tagging the affected rooms, tap Export and choose "Damage / Scope Report". The PDF includes a cover block (client, property address, claim/reference number, inspector, date), the floor plan, a room-by-room assessment with condition and severity, affected materials, notes, and the photos attached to each room, plus a signature block. Fill in the property and claim details under Project Details first so they print into the cover. Available on Pro and Business plans. To put the assessment inside the plan set instead, export from the web editor, choose PDF and tick "Damage & scope sheets": the rooms of each level you export print on true sheets in the set's paper size and title block, and the cover sheet's index lists them.

How do I generate a repair cost estimate?

In the editor, select each affected room and choose its affected materials. Then tap Export and pick "Repair Cost Estimate" in the iOS app, or "Cost Estimate" on the web. vPlan AR builds a material takeoff from the scan — floor area for flooring and ceiling, wall area for drywall and paint, perimeter for baseboard — multiplies it by your unit prices, adds a waste/contingency percentage, and produces a line-item total. On the web, rooms with finishes add a priced line per floor, paint, ceiling and baseboard (their quantities already include material waste, so the contingency applies to the repair items). Export it as a PDF (grouped by room) or as a CSV for your own bid template. Cost estimating is a Pro and Business feature.

How do I set my own prices for estimates?

Go to Settings → Estimate Rate Card. vPlan AR ships with default unit prices so you get a usable estimate immediately, but you can edit every rate — cost per square foot for drywall, flooring, ceiling and paint; per linear foot for trim/baseboard; and per-unit allowances for items like cabinetry, electrical, and plumbing. You can also set the waste/contingency percentage. Your rate card is saved to your account and reused across all your projects; on a Business team's projects, the team's price book applies when it has one (see "Can my team share one price book and finish library?").

Can my team share one price book and finish library?

Yes, on the Business plan, in the web app. On the Team page, the team's owner and admins choose "Copy my price book to the team" and then edit the team's rates there, and "Add my custom finishes to the team library" to add the custom finishes from their own projects (and remove any the team shouldn't use). On every team project, cost estimates and scope prices then use the team's price book (or, while the team has none, the project owner's own rate card), and the finish pickers and the mood board's "+ Finish" list the team's finishes under "Team library"; picking or pinning one copies it into the plan, so the plan keeps it even if it later leaves the library. Editors and viewers see the team's price book and finishes on the Team page but can't change them. Your private projects keep using your own rate card and finishes.

How do I create a square footage (GLA) report?

Scan every level of the home, then in the editor set each room's Area Type — Living (counts as Gross Living Area), Below-grade finished, Garage, Unfinished, Covered/porch, or Other. New rooms default to Living, so you only reclassify the exceptions. Tap Export and choose "Square Footage Report" for an ANSI Z765-style PDF that shows the headline GLA, a full breakdown by category, and a per-room schedule. Below-grade levels are detected automatically, and areas marked "open to below" on an upper floor are left out (stairs count toward the floor they go down from). Available on Pro and Business plans.

How do I create a branded marketing floor plan?

On the web editor, first add your branding under Settings → Branding: upload your logo and agent headshot, set your brand color, and enter your company name and contact details. Then open a project, tap Export, and choose "Marketing Plan". The watermark-free PDF includes your logo, the dimensioned floor plan with a north arrow, and a contact bar with your headshot and details. Branded marketing exports are a Business-plan feature.

How do I get comments and markup from a client on a plan?

In the web editor, click Share and create a review link (Pro and Business plans; the project must be saved). Turn on "Let viewers comment and mark up" and send the link. Your client opens it in any browser, with no account, and sees the latest saved plan with a tab for each level. They can pin a comment, drag an arrow to what they mean, drag a revision cloud around an area, or write text on the plan, and reply to your answers. They give their name once; they can't change the plan, and they can delete their own comments from the browser they posted them from (a comment's replies go with it). You get an email when new comments arrive (one per burst, not one per comment); to get one email a day listing them instead, or none, change Comment emails in Settings → Privacy (Each burst, Daily digest or Off). You see them in the editor's Comments tab and as pins on the plan, live while the editor is open. Click a thread to jump to its pin, reply, resolve it, or delete it; "Show resolved" brings resolved pins back. You can also pin your own notes with the Comment tool (C). To print them, tick "Include comments" in Export → PDF: each level sheet gets the numbered pins (with the arrows and clouds), and a Comments sheet after the others lists every open thread with its number, level, author, date, text, replies and status ("Include resolved comments" adds the resolved ones). Turning the switch off, or Stop sharing, ends commenting; comments are deleted with the project.

How do referral bonus projects work?

Every shared floor plan page includes a "Made with vPlan AR" invitation. When someone follows it and creates an account, both you and the new user receive bonus projects added to your monthly free allowance. The bonus is applied automatically at signup and is reflected in the usage meter on your Home screen and projects dashboard.
