A floor plan lands in your inbox — from an architect, an appraiser, a listing agent, a previous contractor on the job — and it's covered in lines, arcs, and three-letter abbreviations nobody explains. You can usually guess most of it from context, but the guessing costs time, and every so often you guess wrong on something that mattered, like which way a door swings or whether a wall is load-bearing.
This is the reference we wish existed the first time we had to read someone else's drawing. How to Read a Floor Plan in 30 Seconds
A floor plan is a horizontal slice through a building, usually cut about four feet above the floor, looking straight down. That's why you see walls, doors, and windows as flat lines instead of the walls-and-ceiling view you'd get standing in the room — anything below the cut line (baseboards, low furniture) or above it (upper cabinets, soffits, beams) either doesn't appear or shows up as a dashed line instead of a solid one.
Line weight carries meaning before you read a single label. Thick, solid lines are walls. Thin solid lines are usually secondary elements — countertops, low walls, flooring transitions. Dashed lines mean "this exists, but not at the cut height" — a header over a doorway, a soffit, or a wall from the floor above showing through on a lower-level plan. Unless a north arrow says otherwise, most residential plans are drawn with the front of the house toward the bottom of the page, but that convention isn't universal, so check for the arrow before you assume orientation.
Wall and Structural Symbols
Exterior and load-bearing walls are drawn thicker than interior partitions, because they actually are — a typical exterior wall runs 6 to 8 inches once you account for framing, sheathing, and insulation, versus roughly 4.5 inches for a standard interior 2x4 partition. On a plan, that difference shows up as a visibly heavier line weight or a filled-in (solid black) wall versus an unfilled double line.
Cross-hatching inside a wall — diagonal lines packed close together — usually indicates masonry or poured concrete, common on foundation plans and party walls in multi-unit buildings. A small square or circle embedded in a wall or standing on its own is a structural column or post; on commercial plans you'll often see these on a grid with reference labels (A-1, B-2, and so on) that tie back to the structural drawings. None of this tells you definitively whether a specific wall is load-bearing — that's an engineering judgment, not something you read off a symbol — but wall weight is the first clue worth noticing.
One nuance that trips people up on measured plans, including scanned ones: a dimension is almost always given face-to-face (interior surface to interior surface), not centerline-to-centerline. Door and Window Symbols
A standard door is drawn as a gap in the wall line with a quarter-circle arc showing which way it swings and how much floor clearance it needs — that arc isn't decorative, it's telling you not to put furniture there. A double door shows two panels and two overlapping arcs. Sliding and pocket doors don't swing, so they're drawn differently: a sliding door as two overlapping rectangles with a small arrow indicating the direction of travel, and a pocket door as a rectangle disappearing into a dashed outline inside the wall cavity where it slides. Bifold closet doors get a zigzag line representing the folding panels.
Windows break the wall line with a thinner double line rather than a full gap, since the wall continues below the sill. On plans that call out egress requirements — bedrooms, basement conversions — you'll sometimes see a window dimension or a note calling out clear opening size, because egress code is based on the openable area, not the overall window size. Room and Fixture Abbreviations
Bedrooms and bathrooms get abbreviated constantly: BR for bedroom, BA or BATH for a full bathroom, PWDR for a powder room (a half bath — sink and toilet, no tub or shower). W.I.C. is a walk-in closet; a plain CL is a standard closet, and LIN CL specifically calls out a linen closet. W/D or WD marks the washer/dryer location, whether that's a dedicated laundry room or a closet stack. MECH marks a mechanical room housing the furnace, water heater, or HVAC equipment. FP is a fireplace. Stairs are usually labeled UP or DN relative to the level you're looking at, often with a small arrow showing the direction of travel.
Bathroom and kitchen fixtures get simplified outline icons rather than realistic drawings: an oval is a bathtub, a rectangle with an X or diagonal lines through it is a shower stall, a small oval or rounded rectangle is a toilet, and a rectangle set into a counter line is a sink or vanity. In the kitchen, REF marks the refrigerator and DW marks the dishwasher — both usually just outlined rectangles at true size so you can check clearances against adjacent cabinetry.
Dimension, Scale, and Orientation Marks
Dimension lines run parallel to what they're measuring, capped with arrows or small tick marks, with the measurement printed along the line — typically feet and inches in the US (12'-6") or meters in metric drawings (3.81 m). A room label usually pairs a name with a square footage figure in parentheses, like "Kitchen (142 SF)," so you don't have to do the math from the dimension strings yourself.
If a plan has no dimensions printed at all — common on older or informal sketches — look for a scale notation instead, something like 1/4" = 1'-0" or 1:50. That tells you how to measure the print with a ruler and convert to real-world distance. Real Estate Abbreviations Are a Different Language
MLS listings use a completely separate shorthand from architectural drafting, and it's easy to conflate the two. "3BR/2BA" in a listing means three bedrooms, two bathrooms — it says nothing about wall construction or swing direction. Common listing abbreviations include LR (living room), DR (dining room), FR (family room), Bsmt (basement), Gar (garage), and GLA, which specifically means Gross Living Area — the finished, above-grade square footage that drives most valuation and listing math. The practical implication for anyone producing a plan for a listing: the shorthand belongs in the listing description, not on the plan itself. Why a Scanned Plan Sidesteps Most of This
Everything above is a convention for representing a building in two dimensions when the person reading it can't see the actual geometry. A LiDAR-scanned plan doesn't have that problem — walls are drawn at their true measured length and thickness, door openings are placed and sized exactly where they were captured, and room areas are calculated rather than estimated from a printed scale.
